Successful sustainability certification in existing buildings: BREEAM "Very Good" for Rödingshof in Hamburg

Preservation instead of demolition - that is the credo of QUEST Investment Partners. In Hamburg, the project developer's team has transformed a 1950s office and commercial building into a state-of-the-art place to work. In the immediate vicinity of the Nikolai Quarter, Rödingsmarkt 39 was renovated from 2021 to 2023 together with architects Kunst and Herbert and TGA engineering firm Duschl using innovative ideas and a sustainable approach. The Hanseatic clinker facade was preserved, but completely fitted with new energy-efficient high-quality windows, the building was gutted and modernized, and a stacked floor was added. The result is a sustainable office building with a good 5,000 m² of office and commercial space and a roof terrace with a view of the Elbphilharmonie concert hall.

An essential component of the sustainability-oriented revitalization concept was a green building certification in accordance with BREEAM Bestand, which Alpha IC accompanied with the result "very good". The property is particularly sustainable in terms of the categories energy (KFW 70), emissions, health and well-being, and materials. The photovoltaic system on the roof, which provides climate-neutral electricity, the e-charging points for cars and the use of district heating all contribute to this. The building also scores points for its central location, optimal public transport links and plenty of daylight on all floors.

And if we all pull together on a project, then even measures that initially seem difficult to implement, such as the installation of a photovoltaic system at Rödingshof, can be successfully implemented," says Philipp Wölfer, project manager and senior consultant at Alpha IC.



QUEST Energy was the ideal partner for the revitalized office and commercial building at Rödingsmarkt 39. As a full-service partner, the wholly owned subsidiary of QUEST Investment Partners supports property owners in generating local and sustainable energy with photovoltaic systems on roof and outdoor surfaces. The PV system installed on 460 m2 of roof space at Rödingshof generates 35.5 MWh of CO2-free electricity annually. The CO2 savings amount to 14.9 tons per year. The system is integrated into the existing electrical infrastructure, so the emission-free electricity can be consumed directly. It also supplies the newly installed e-charging stations and feeds solar energy into the public grid on weekends and holidays.
