The former turbine factory in Mannheim is to be developed as a modern and future-oriented inner-city commercial location in the future. The Galvani office building (formerly B3.1 in the planning process) with a gross floor area of around 19,227 m2 is being built in the heart of the "Turbinenwerk Mannheim" commercial district.

With its central location and the adjacent parking garage, the B31 project offers a high degree of flexibility for a wide range of space requirements. The new address is formed via Galvanistraße / corner of Planstraße 3. 

The office building under construction has six floors above ground. The total rental area is approx. 13,300 m2. Areas for building services, storage and 64 parking spaces are provided in the basement. Two parking spaces for people with disabilities and 15 parking spaces will be equipped with charging stations for electric vehicles and, in accordance with GEIG, every third parking space will be pre-equipped with the corresponding infrastructure. The other car parking spaces are provided in the neighboring district parking garage. A bicycle room is planned on the first floor. 

This is purely an office building with secondary uses on the first floor. The first floor can accommodate a staff restaurant with seating for approx. 120 people. A conference zone can also be included on the first floor if required.
