Park Innovaare: Design and construction FM consulting in the high-tech sector

The Park Innovaare (PiA) in Villingen in the canton of Aargau is one of six innovation parks operated by the umbrella organization Switzerland Innovation in Switzerland. It is a state-of-the-art campus in the immediate vicinity of the Paul Scherrer Institute (PSI) and its large-scale research facilities, comprising state-of-the-art laboratory, office, conference and collaboration space. In the PiA, a total area of approximately 38,000 m2 will be provided in the first stage of development and will be put into operation at the end of 2023. The aim of the innovation park is to network technology-oriented start-ups, spin-offs, high-tech SMEs and R&D departments of established companies with the cutting-edge research of the PSI and the University of Applied Sciences Northwestern Switzerland (FHNW).

In 2020, innovAARE AG commissioned Alpha IC Schweiz AG with services in the area of facility management (pbFM) accompanying planning and construction, which were completed by the end of 2022. The consulting of pbFM is a core competence of our team and forms an essential success factor for the implementation of a sustainable real estate life cycle management. The project procedure is based on the SIA phases as well as the service contents defined together with the client in a preliminary discussion. 

The aim of the assignment is the examination of FM relevant topics within the planning as well as the implementation of a sustainable real estate life cycle management in the project PiA. The introduction of innovative and smart FM processes is also part of the project. As part of the support, Alpha IC Schweiz AG provided iAAG with technical input and decision-making bases, as well as forecasting operating costs and carrying out variant studies with the aim of ensuring a building that is as fit for purpose as possible, offers the ideal foundations for efficient building operation and promotes ESG criteria (environment, social and governance) on the site.

In order to ensure professional management with the best possible protection of the client's interests and professional building operation (standards for service levels, cost transparency, etc.), Alpha IC will issue a call for tenders for technical and infrastructural building management services in 2023.
