The "Schwabinger Tor" is an urban quarter in the Schwabing-Freimann district of the city of Munich, which was opened in 2017. It is used both as a residential building and as space for restaurants, businesses and retail. 

The building is a project by Jost Hurler Beteiligungs- und Verwaltungsgesellschaft GmbH und Co KG, which commissioned Alpha IC to provide facility management services. In addition to integrating FM into the project, the sustainability requirements were also implemented in order to make the property more attractive for tenants. Alpha IC also acted as a consultant on issues such as sustainability and IT.
