The extension to the "Königin-Luise Schule" grammar school in the center of Cologne includes a school library, high-quality science rooms and friendly communal areas with kitchen corners. There are also two terraces, one of which has raised beds, some of which are barrier-free. The building on Palmstrasse shows particularly clearly which school, building law and urban planning requirements have to be reconciled in new buildings in densely populated areas. The extension, based on an architectural design by Hahn Helten Architektur, was implemented as a perimeter block development while at the same time closing a gap between buildings.

The project was planned and implemented by a total contractor (TU) on behalf of Gebäudewirtschaft Köln (GWK). Alpha IC was commissioned by GWK as commissioning manager to manage and control the commissioning process. The commissioning manager acts as an external project manager for the client (GWK) and acts on its behalf. The client assigns him powers of instruction and authority over the other project participants. His tasks include ensuring that the client's requirements are met. To this end, the commissioning manager continuously monitors the IBM-relevant processes, e.g. by checking documents, carrying out IBM control appointments and site inspections. Any deviations identified are pointed out and the necessary measures for rectification are requested from the TU.

The aim of IBM is to consider all technical systems of the various trades as a closed technical system and to carry out a comprehensive functional test across all trades in order to prove the required functionality of the entire system. A further objective is to implement the documentation and data maintenance requirements for the City of Cologne's CAFM program in order to ensure that operator responsibility is maintained from day one.

 Commissioning management ensures that the planned characteristics of building operation are realized. It leads to risk minimization and is a relevant component of the economical use of resources during subsequent operation.
