Bayerische Hausbau has developed a six-story commercial building with high-quality office space in the middle of Munich's old town, in the immediate vicinity of the Bayerischer Hof Hotel and the Neuhaus-Preysing Palace. The offices on 10,200 m² of space are grouped around a quiet inner courtyard. Retail space on the first floor completes the concept for the high-quality property designed by Diener & Diener Architekten. 

Alpha IC's sustainability consultants and auditors conducted both LEED Gold (Core & Shell) green building certification and a life cycle analysis for the new building.

The project participants took advantage of the Expo Real in Munich to present the certificate for LEED certification together with Peter Templeton, President & CEO of the U. S. Green Building Council (USGBC) and Green Business Certification Inc. (GBCI) and Kay Killmann, Managing Director of GBCI Europe, at the Bayerische Hausbau booth.


Thomas Heiß, project manager on the Alpha IC side, emphasizes the good cooperation between all parties involved for the successful certification: "Bayerische Hausbau demands high quality standards per se in its project developments. If then structural engineering and TGA construction management constructively support the sustainability requirements resulting, for example, from material ecology testing or the high orderliness and cleanliness standards as well as waste management with advice and action, then a successful certification process is the result."

The PRANNER project at Prannerstraße 4, for example, achieved a very high score for the LEED criterion "Optimize Energy Performance. The building's energy supply through district heating and cooling from Munich's municipal utility company, as well as the energy-efficient building envelope and building services with effective energy monitoring, had a particularly positive impact. 

The building's inner-city location and good accessibility are also major plus points, so that full points were achieved in the LEED "Location and Transportation" category. The modern bicycle cellar, including four locker rooms and four showers, encourages tenants to use their bikes. Due to the proximity to Odeonsplatz (U3, U4, U5 and U6 as well as various bus lines) and Theatinerstraße with two streetcar lines, a variety of connection options are available. E-charging stations are available for cars in the underground parking garage. These points also have a positive impact on user comfort.


Water savings of 32% can also be achieved through the installation of water-saving fixtures. A life cycle analysis enables Bayerische Hausbau to evaluate the environmental impact of the property and compare it with existing or future properties, e.g. in terms of greenhouse gas potential (reported in kg CO2-e, carbon dioxide equivalents).
