Increased sustainability awareness in society and stricter regulatory requirements as part of the EU Sustainable Finance Action Plan mean that the property sector is under pressure to transform.
We can assist you with a wide range of issues relating to ESG criteria for property. You can rely on our expertise in the areas of EU taxonomy compliance, circular economy, decarbonisation, building ecology, ESG performance measurement and much more.
Our interdisciplinary ESG & CSR team will help you to define and develop sustainable strategies, anchor company-specific sustainability goals in processes and implement them at product and portfolio level. Accelerate your ESG transformation with the help of Alpha IC!
As part of a preliminary EU taxonomy assessment and confirmation, we examine your property projects with regard to their fulfilment of the assessment criteria. In the subsequent EU taxonomy support, we support you in developing your projects in line with these criteria. Our range of services includes commercial activities in the property sector such as new construction, refurbishment, acquisition and ownership. We also help you to categorise your projects in terms of environmental and social sustainability criteria in accordance with Articles 8 and 9 of the Disclosure Regulation. This creates transparency and increases the attractiveness of your property as an investment for sustainable investment decisions.
In our consultation, we use a calculation tool to place your project or portfolio on the EU's decarbonisation pathway. In new builds, we determine the expected energy consumption by means of an estimate or detailed thermal energy simulation, document this and derive potential savings. For existing buildings, we transfer available consumption data for you and derive possible options for optimisation. The visualisation of the effects on the CO2 emissions of the operation and on the timing of the stranded assets provides you with additional guidelines for the investment decision. This means that your project will be ‘Paris-ready’ and achieve the target of climate neutrality by 2050 set by the European Green Deal.
Climate change has been here for a long time - we are also experiencing it in many different forms in Germany. A climate risk and vulnerability assessment is the basis for systematic management of physical climate risks. We prepare these for you in a legally compliant manner in accordance with the detailed requirements for the building sector of the EU Taxonomy Regulation.
We also support you in the selection of measures. The goal: the optimum balance between climate protection and climate adaptation.
In addition to the ‘traditional’ due diligence components, ESG due diligence is becoming increasingly important. The aim of ESG DD is to highlight the status quo of the building or sustainability performance of your property. To this end, we take a closer look at various environmental, social and governance criteria and identify potential risks and opportunities for your property or portfolio. Alpha IC has developed a set of sustainability risks and opportunities for this purpose - tailored to the type of use and property phase. On request, we will be happy to expand the scope of your ESG audit in line with your individual sustainability goals!
Corporate real estate management - embedded in the company's sustainability strategy - has a significant influence on sustainability success. These can be utilised effectively in marketing. We support you in the conceptualisation and implementation of sustainability measures and the perception of your company's social and societal responsibility.

The topic of sustainability has been firmly anchored in our company's DNA since 2007. ESG - Environmental Social Governance - has what we consider to be the necessary holistic approach to implementing sustainability. We therefore welcome the fact that ESG regulation in particular has transformed the importance of sustainability goals in the building sector from a niche topic to a significant building feature and long-term success factor. We see ourselves as a companion to this comprehensive change and benefit from our interdisciplinary and agile organisational structure.
However, our advice is not limited to the implementation of regulatory ESG criteria for property. Rather, we see regulation as a regulatory framework for the categorisation of sustainable economic activities. They create transparency, within which we provide open-ended and independent advice in our projects. We are aware of the outstanding social and economic importance of this topic. This is why we support social movements that demand the responsibility of business and politics and critically scrutinise them. We also use our specialist expertise to promote the teaching and development of new talents and drivers of the topic in the (further) development of measures and solutions for the building sector.
