the new Incyte working environment

Best practice from the search for a location to moving into a new working environment

"We like working here" is how the employees of Incyte Biosciences Germany GmbH in Munich Sendling sum up their new office and the new individual workspace concept. This is the highest praise for the Alpha IC workspace team, which accompanied the time-critical process. Due to the termination of the lease at the old location, the entire process from site search to commissioning and evaluation took place in a record-breaking twelve months.

The new Incyte office is located in the 2020 revitalized office building "Die Zentrale" (built in 1981) in the southwest of Munich with a total of 13,200 m² of office space, which was the first redevelopment property in Bavaria to be "Gold" certified by the German Sustainable Building Council in 2021. In addition to a good infrastructure and the proximity to the new Ratzingerplatz neighborhood center, the positive location factors of this property are complemented by good public transport connections and direct proximity to important arterial roads.

Alpha IC with its division "Arbeitswelten" has supported and advised Incyte, the German subsidiary of a US pharmaceutical company, in the search for a location and object, the space-creating tenant fit-out, the conceptual design, the design and implementation planning for the 1,200 m² area. Thanks to the interdisciplinary Alpha team with a total of nine service areas, expertise in acoustics, indoor climate, lighting, simulations, certifications, energy management, etc. comes from a single source. In this way, a thermal simulation made it possible to quickly determine and implement the necessary measures together with the landlord and his architect during the tenant fit-out.

In addition to classic project management, the focus of the collaboration between Incyte and Alpha IC was on the change and communication management that accompanied all phases. Peter Mutzenbecher, Managing Director of Incyte GmbH, on the question of whether his employees like working in their new office: "Everything I've heard so far in terms of feedback on this office has been extremely positive. It was absolutely important that we involved the employees in the creation of the concept and also communicated very closely. People have accepted the change very positively and are now very happy to be here in this new office."

At the new location, a hybrid working environment was created for the company according to the needs of the employees. Incyte GmbH was thus able to make a successful transition from individual offices to an open, flexible office world. The open concept of the space with an "Activity Based Working" zoning, offers employees the appropriate innovative working environment according to their respective activities. The company started with 36 workstations and has the potential to "grow" to up to 46 workstations. Focus rooms are available for concentrated, confidential work, as are numerous meeting rooms and bunks for collaborative teamwork. The centerpiece is the Social Hub, which employees also helped to design and which is used not only for communal lunches but also for events and meetings. The multifunctionality of the rooms is also reflected in the choice of furniture.

"New Work" includes many possible working world models. That is why the consultants at Alpha IC, as change experts with their own change experience, see it as their responsibility to work with their clients to find out which working worlds fit the respective corporate culture, processes and location - sustainably, independently and with an eye to the future.

This is exactly what we succeeded in doing excellently here in our collaboration with our client," is how project manager and partner of Alpha IC, Michael Dax, who accompanied the project with three other colleagues, summarizes Alpha IC's claim
