"Digitized data collection for ESG verification" - this topic of the first digital GEFMA Lounge Bavaria-Nuremberg this year on 31 March was highly topical. This was evident from the high number of almost 90 participants and from the subsequent discussion of the presentation by Justus Wiedemann, Managing Director of the Frankfurt proptech company Quantrefy. He presented his ESG implementation platform of the same name, which proposes concrete sustainable and economic optimization measures for their properties to its users and, as an independent marketplace, also acts as a practical interface to relevant service providers.

After a word of welcome from GEFMA board member Rainer Vollmer, who referred to the positive growth in membership of the association, our managing director Sebastian Hölzlein, head of the GEFMA Lounge Bavaria-Nuremberg, introduced the lecture. Using the ESG real estate pyramid, he made it clear that all actors in the REM with their different interests and perspectives are affected by the ESG requirements and that the demand for sustainable real estate is enormous.


This transformation pressure drove the development of the platform, explains Quantrefy founder Justus Wiedemann. The new development has been on the market since November 2021.  Its functionality is continuously being expanded. Based on an AI-supported data analysis, the platform carries out a real-time calculation of the ESG scorings GRESB, ECORE and CRREM, taking into account climate risks and tenant satisfaction.

The software also takes into account the different stakeholders in use through target group-specific wording and uses a reward system to motivate effective optimization measures, even if ESG investments sometimes only pay for themselves after a few years. Justus Wiedemann calls it “Hacking the Human Elements” when Quantrefy wants to prevent these overly human distortions of perception with gamification elements. It would be ideal, and lounge manager Sebastian Hölzlein had already pointed this out in his introduction, if there were a long-term strategy for the path to climate neutrality based on intrinsic motivation and a correspondingly aligned corporate culture. "Our reality, however, is individual lighthouse projects and digital sandwich projects instead of comprehensive and admittedly complex packages of measures," Justus Wiedemann stated.

The topic of data management and the state of digitization of real estate was also repeatedly addressed in the subsequent discussion. If building automation and room automation do not "talk" to each other, Excel tables reach their limits, isolated solutions "cry" for interfaces, then standardization would be desirable, according to the consensus. Obtaining tenant user data is also not easy. "The heterogeneous initial system and data situation is also a major challenge for us," said the speaker. "That's why I would like to see openness in the industry to the use swarm intelligence for a solution with a view to 2045 or 2050," concluded Justus Wiedemann. An event format such as the GEFMA lounges is an ideal setting for this exchange, professional and personal networking and innovative cooperation, emphasized Annelie Casper, deputy managing director of GEFMA.
